 "Buying a home in today's Californian market can be challenging and intimidating. It is like having to walk through a dark alley in order to reach your destination; you never know who or what may be important to know a bit about my wife and me. My wife will constantly change her mind about liking and disliking people. She tends to ask for things that are, for the moment, beyond our reach. She also has a close friend who is a Realtor at Century 21. I am a sales professional of sixteen years who is very friendly yet very skeptical and I am always screening other sales people to see how professional (or unprofessional) they can be. In addition, I have a lifelong friend who works in the corporate RE/MAX office. My friend pulled a list of top agents in California and amongst those appeared the name John Calvo. After interviewing John Calvo, all other Realtors seemed like amateurs and some seemed more like flakes. He was punctual and well prepared for any and all questions and scenarios thrown his way. He explained the entire process step-by-step and assured us that he was always at our disposal. We never felt John pressure us into choosing him over other Realtors. What my wife and I really liked was that John does not have any assistants so he is able to address our concerns directly, giving us the personal attention we needed (and required). He works alone, is efficient and very professional. John had our best interest at heart and advised us of potential pitfalls with some decisions my wife and I thought to be wise. For example, we found a wonderful cul-de-sac turnkey home in Monrovia that I really liked and could picture our children growing-up in. My wife quickly grew fond of the home, so we felt it wise to make an offer. John did not hesitate to advise us otherwise. He explained that it was overpriced and that the comparables in the area really did not mean that much because this particular home was on an awkward shaped lot and that adding to the home would prove to be very challenging, stressful, expensive and possibly impossible. he continued to explain how homes across, next door and down the street had already been built on and that the lots were different and easy to work with. At this point my wife turned to me and smiled, agreeing that John had understood our needs and this particular listing was not for us. As we drove home that evening, I explained to my wife that John lost a sale by being honest. I felt an immediate bond with him, for I have lost many sales when pointing out aspects of a product that did not meet my clients wants and needs. While looking at homes, I did notice that John's experience was far and beyond than that of other Realtors. On several occasions I could hear Realtors expressing confusion over real estate matters. John was very professional and courteous as he advised them what to do. A few weeks after searching for a home, we found a keeper. John expressed a liking for this home and pointed out all the areas of potential with the property. My wife and I were concerned about finding a replacement lender as soon as possible (our current lender was not cooperative) to avoid losing this home, but John had a list of trustful mortgage brokers and once again proved to be on our side. He got on the phone and negotiated rates, points, closing costs and any fees until we were pleased. At one time, a lender wanted to speak directly with my wife or me to verify employment. When I called, the lender had no idea who I was, but as soon as I mentioned John's name, the lender's tone changed. The representative apologized and explained that Mr. Calvo is a VIP for them and that it was their goal to have everything flow smoothly for us. On signing day, I was running late and the escrow company was about to close it doors for the weekend. John talked to them and they greeted me with a smile. The escrow officer explained that they had a company function to attend and that they were concerned about me not finishing quickly. Furthermore, the escrow officer mentioned that documents had to be notarized (and their notary had left for the day). To her surprise, John explained everything to me, I signed my name and had everything notarized in record time. John is also a Notary Public. As mentioned earlier, John Calvo does everything himself. A few days later my wife got to turn the key to our new home. It really was not difficult at all. John deflected everything that was thrown our way. He also illuminated that dark alley with his brilliant mind and made the last seven months or so. It was great getting his e-mailed daily listing so that we could do our "drive-by's" of the various listed homes. Once we found something we were interested in looking into further we called John who responded immediately with a time to meet so we could examine the inside of the house. John was always very patient and very honest in his assessment of properties we saw. The house we decided on was one that John had to follow up on for us. It is in an area that we had really wanted to find something in but the homes were sold faster than the signs were going up.  John wrote the offer and we accepted the owners counter offer and we went into escrow around the end of May. John had to do all of the follow up on the disclosures and such. He had to keep after the other agent to stay on top of when things were due. When it came time to sign all of the escrow documents John was there with us. Thank goodness! He found three errors on the documents that needed correction. The three errors totaled over $8,000. It was very obvious that John knew the escrow process extremely well and we really felt confident we had chosen the best possible realtor. He has been so conscientious in every aspect of the sale. We felt very taken care of so to speak. We were both pretty ignorant to the whole home buying process as it had been about twenty (20) years since we either one had been involved in buying a home. We were due to close on June 26, 2002 but the day before we had our walk-through scheduled the owners and their sales representative did not show up (not to mention it would not have mattered anyway, as they had not disclosed a bankruptcy lien on the house and they did not have a release yet from bankruptcy court to sell the house.)  Thanks to the title search we were made aware of the issue. John had to make numerous phone calls to the owners' Realtor who would very rarely respond, let alone promptly. It became obvious almost immediately that the owners' realtor did not know what he was doing. John really did all of the work on the sale. If he had not we would have never gotten this mess cleared up. It took about five months, three sets of loan/escrow documents, and a lot of patience to finally close escrow. However, it took a lot of time and effort on John's part.  He sought out some answers to legal questions we had through one of his contacts, vowed to stand by any decision we made whether we decided to pull out and look for something else or stay with the sale. After three months of waiting for the release from the U.S. Bankruptcy Court, escrow finally got a Notice of Hearing that the owners were going to court and trying to finagle something else which could have cost us all the house. The potential for the court to seize the house and sell it was strong. We were pretty certain that we would not be getting the house now. We did seek legal advice and discussed it with John, but we decided to wait it out and go to the hearing ourselves and just accept whatever decision was made. John went out of his way and met us there and stayed with us the couple of hours or so waiting for this case to come up. John listened intently and understood very well all that was going on. I was impressed because when we came out of the court the owners were outside with their two lawyers and were asking a question about the decision and what needed to be done next but their lawyers were a little lost on the subject and John did the explaining. Their lawyers were saying it would take another month to get all the paperwork to the court and have the matter resolved but John went to escrow and got the documents himself to fax to the trustee and the owners' lawyers. In fact, he had been ready to do so for over a month and he made at least nine phone calls to the owners' lawyers letting them know he had this paperwork for them as he knew they would need it but he never got a call back. Again it was John's perseverance that got the job done. When escrow finally got ready to close and the court had not yet sent the original certified copy of the release to escrow, John drove to Los Angeles and got the document himself and took it to escrow.  Thanks to John we did not have to wait another week to a month to have this done. We now have a house that is taking us some time to fix up before we can move in but it is our home now. When we are ready to pursue other real estate ventures we will not even consider working with anyone but John.  He will be even busier, however, as we plan to recommend him to everyone we know. You are very lucky to have such a responsible and conscientious employee who exudes integrity and probity. It is not typical these days to find someone with such good work ethic. He is always putting his all into every step and never falls short. We very much look forward to working with John in the future.
